Location is excellent. Breakfast was included, it’s not a big breakfast and food variety is pretty low but it’s enough to get you through the morning until lunch.

Breakfast is complimentary and location is very convenient (but almost all hotels in Manhattan have a good location).
Negatives:
The hotel is very very old and worn out. There are old carpets everywhere, with strong smell, mold and dusty closets. Old teared papel walls; cracks in the painting, toillet and shower drain clogged.

Room was clean and well appointed. The bathroom was an marble and fitted out well. Everything worked as expected.

No athletic facility although they did have a voucher for a 3rd party facility.
