Bad
Positives:
Hotel is in a decent location, in a business park, close to amenities. We had early morning appointments and wanted to be close by. Bed was decent. Exterior looks very presentable and fits in with the area. We didn't sense that our car would be molested, and it wasn't. Although located near airport, apparently, there was no noise from planes, a surprise. Staff were pleasant and over-worked, doing the best they could with limited tools, probably.
Negatives:
I was a flight attendant for 30 years, all I did was stay in hotels, worst one I've ever stayed in, awful. You don't get something for nothing (low rates), we decided to deal with whatever the trade-off would be, paid in advance. Hotel appeared to be primarily Section 8 with a few paying customers. Probably long-term on government assistance, paying zero for the two nights we paid $285. Hotel was filthy, roaches. Room reeked of cigarette smoke-cover-up although advertised as non-smoking hotel. All interior colors were dreary/dark to camouflage dirt. Laminate room floor was so dirty you couldn't go shoeless. We later bought sanitation wipes to clean everything we had to touch. Two elevators in the building, only one worked, it was broken several times during our two-day stay, people used the stairs. We were on top/4th floor and if you stepped too heavily (we are not fat), the floor literally shook/swayed - very intimidating. Acoustics were dreadful - loud tv noise from adjacent room and in hallway you heard everything. Our door could not be locked from the hallway, no matter how many times we slammed the door to get it to latch, only locked at night with the secondary doorframe latch. So we took our valuables with us during day instead of trying to get assistance. Stove but no microwave, NO coffee maker in room (!!) even lowest budget hotels have coffee in room!, When I asked front desk for one, she said they were out, she'd "try to find one for us", but she was so overworked I decided to not bother her. No shampoo/conditioner, but we brought our own. "Grab and go" breakfast means muffin and instant oatmeal in a bag - that's all, on table brought out in mornings in the small lobby, no place to sit and eat it. Coffee was so weak it tasted like sock-water. We're not blaming staff, it's a super depressing place to work, short-staffed and low budget they have to do job.

Positives:
The price. Easy check in. And location
Negatives:
My room was so filthy. Pillow cases had brown marks on them. Floors were dirty and sticky. Bathroom was dirty. It seemed as if the floor and counter spaces haven't been swept, mopped or wiped down in a long time. Hallways smelled like pee. There were homeless by the front door.
