Positives: Renee helpful on Reception. Room was ok, but see below.

Negatives: Bathroom is very tired, bed not very comfortable. VERY noisy vehicle outside Reception door at 5am with engine running unnecessarily. Very noisy plumbing from adjacent rooms. Despite advert on Booking.com, the owner does not provide breakfast. Apparently "business is quiet so it's not worth it". Annoyed as I would have stayed at similar place close by that also offered breakfast included for the same price. Also, surprised at being asked for a $100 cash deposit as I'd used Booking.com. Bizarre.
