Everything is perfect @ Modern B&B and Lisa is an amazing host & cook.
They throw potluck dinners and invited me to one, it was great to have home cooked food while traveling.

Positives:
Awesome breakfast, great staff, full size kitchen just for the guests, private entrance, fresh linens, very comfy bed, great shower space, spacious living area, good wifi, additional toilets if needed in the living space, microwave-fridge was adequate. Filtered water was also available to refill. Parking was great and in a shaded area. Neighbourhood was upscale, good with trees and felt secure. Very near to downtown and many attractions.
Negatives:
TV remote was missing but was given the alternate room one to use, as it was unoccupied - but didn't have the urge to .

We enjoyed our stay at Modern B&B , the breakfast was great and the location is great.
Negatives:
Although spacious, the rooms are are not very comfortable. They are furnished like college "dorm" rooms. There should be more consideration for how the guests will use the room, especially the seating, sitting only on the bed is not fun.
The hot water is very slow on the upper floors and there are repairs that need to be done.
There is not always enough available parking to advertise "free parking"

My room was quite cold. I tried to adjust the settings for temperature and air conditioning that were on the wall outside my room, but they didn’t seem to have any affect on the comfort of my room.
There were no instructions on how to use the television. It is a complicated setup. There was no visible way to turn the tv off, once I had turned it on! A simple instruction sheet provided for each room, with a list of accessible channels would avoid this frustrating issue.
