Overall cleanliness could have been better. Elevators were beat up pretty bad. I checked, and there was no one at the front desk. I had to call the front desk and after several rings somebody finally came forward.

Breakfast was fantastic! The server was extremely friendly, efficient, attentive. He listened to everything I said, from my forewarning that I would want refill hot water for my tea faster than one might expect and assuring that the bacon in my omelet was perfectly crispy, as was my wish (he said that they also like to do it that way in the kitchen, for better cutting into bits). The meal was steaming hot, which is not always the case even in less casual restaurants. Top marks. And the room was very clean, though somewhat worn and dated.
Negatives:
The bed and the pillows were not particularly comfortable, so hopefully they will improve with the upgrades going on. There was a fair amount of noise from what I guess was the work going on in the parking lot, but again, probably just temporary till the reno is complete.
