The value of this place is amazing. We got a view room and it was amazing. We have stayed at more expensive hotels in Pismo that definitely provide more amenities. The views at Edgewater and the access to both the beach and downtown Pismo is what makes this place exceptional.

Suite was great except needs blackout curtains. Lights shining in around shades all night. Coffee, cookies and muffins in lobby nice. Easy walk to beach.

Location was amazing. Clean comfy and staff was very nice helpful and greeted with a smile. Very welcoming of my 3 Littles. Family friendly.
Negatives:
No water pressure in shower, the hot tub was a warm tub jets didn't work and water was not hot. Occasional intense vibrations even though we were on the third floor it's as if there was a alot of washers running under us. That only happened twice and didn't last longer than 3 minutes so wasn't a problem.
