The bathroom had a very loud fan and bad lighting.
The shower was very dated and worn. Needed some upkeep.
There was no hair dryer.
The key cards never worked and we had to keep having the front desk reset them.

Positives:
The hotel is in a prime location near transit and walkable to many sites. The staff are kind and went above and beyond to make our stay pleasant from accommodating a bay view request for our anniversary to leaving a small gift and bottle of wine for us. The air conditioner ran consistently so it meant we didn't hear any street noise or get woken up from constant starting/stopping. The bed was comfortable and the kitchen had all the amenities we needed. A great value hotel to base your San Diego adventures from.
As a side note, the bylaw that restricts trains from sounding their horns in little Italy has been reinstated so no issue with horns at all!
Negatives:
There is a combo of renovated spaces and spaces in need of renovation (room and hotel generally) but it's all been well maintained so while some aspects are dated, it's all clean. The bathroom is functional with decent water pressure but it's not one I would be inclined to take a relaxing bath in. The layout of the bed being near the open sink and mirror might not be great if you and your travel partner don't plan on waking up at similar times as there is no door to block the light.

Location was good - we enjoyed walking to shops and restaurants of Little Italy and around the harbor across the street and being close to take Trolley to Old Town and Mission Beach. Breakfast selection was good!
Negatives:
Front desk clerk was not the friendliest person and was short in responses, not particularly warm and welcoming. Parking payment was confusing and did not provide a summary to check one had signed up for what they needed, there was no opportunity to correct a mistake.

We had a delightful visit with family, accommodations were pleasant for this.

We had the 2 br/2bath suite and it was nice to have the amenities of the kitchen and living room. The breakfast was good and let our varying preferences.

In other Residence Inns on bedroom has a king bed and one has 2 queens. I wish this one had that instead of one queen in each bedroom since we were 3 adult friends traveling together who would have enjoyed our own beds.

Be sure to ask for a room away from the train tracks that run directly behind the property; otherwise, you'll have train whistles and noises all night long.
