I had to wait 10 minutes to be let into the building. The lady was right outside getting free pantry. When I got my room key, I went upstairs to find out the room was occupied. Then go downstairs to get another room. Then the bathroom ceiling near the shower was peeling.

I was traveling to the area for work, and specifically waited until after my last stay to review. I stayed a total of 6 nights over a 3 week timeframe, 1 - 2 nights at a time. King room every time.
Most of my interactions were with the same 2 staff members at the front desk Larvell and Treece (forgive me if I misspelled). They were both so welcoming and attentive. I thanked them each time we spoke, but I hope the powers that be see this. I'm sure they each deserve a raise/bonus or something!
Location is convenient to major roads and food options. Common areas are neat and clean. Clean rooms with updated fixtures and decor. Downstairs rooms have hard floors. Housekeeping came daily. Free breakfast was nothing to write home about, but definitely sufficient and the attendant restocked and cleaned frequently (I wish I had gotten her name, too, to thank her - but she moved so fast I didn't want to interrupt).
Overall it was a good experience.
I even stayed at another hotel that was twice the price during the project I was working on in the area, for comparison. It had nicer decor, a little more square footage, and a slightly more comfy bed - but was less thoroughly clean and stocked (empty body wash dispenser in the shower), and had an equally OK breakfast.
La Quinta was definitely a better value.
Negatives:
Upstairs room had carpet. I understand it can help to muffle the sound for the downstairs guests, but it also makes the rooms feel less clean (even though everything else was equally clean).
*There is no elevator, which wasn't a real issue for me with this experience, but I could see it being challenging if I was traveling with more luggage, or with my children.
For one of my stays I booked an "upgraded king room" just to see the difference. I couldn't definitively tell you which stay it was, though, because the accommodations were not ever different (unless the one night I had in a carpeted upstairs room was the upgrade - hard pass, if so). So, not worth it to spend the extra money on an upgrade.
