Reasonably priced good location to downtown Newport

Breakfast was good. Lots of choice. The room was spacious, beds comfortable and enjoyed the body wash and lotion in the bathroom.
Negatives:
1. The bathtub doesn't drain well.
2. There was an odor in the corridor.
3. There should be a way to access the lobby and Cafe from inside, without having to get wet, or snowed on by going outside.

The photos on the website and on Booking.com. are no where near what the place has. It was 43 degrees out at night.we could not put the heat on. The manager decides when the heat goes on. They have control. It was on one night from 7 to 8pm only. Brrr!!! Front of building loud. Back of the building dark. People live there. People smoke outside under your room. Cough
Cough! Do not bother no matter how cheap! Nothing worked. A dorm size lamp only. Not up to code! Run!!!!

Perfect for just seeing Newport!
Positives:
Price - Newport is an expensive town.
Convenience - It is on the edge of Newport city limits and only 5-10 minutes from downtown.
Room was very clean and comfortable.
Continental breakfast was nice and a good start for the day.

The hall/corridor carpets need to be replaced like the rooms were.
The breakfast room was small.

It was clean and a convenient location. It was a better price and value than other hotels in the area - especially since we spent so little time there.

The front desk is only open until 10pm which seemed early for a weekend night. Although the hotel had been remodeled, it was an odd setup where you had to go outside to get to the lobby and breakfast area.
