Pleasant
Positives:
The location for my event, and nothing else.
Negatives:
When I made my reservation, I asked for a disability room. When we arrived, I was told that all rooms were taken, and we had to take the room available. The room we got was not cleaned, very dusty, the appliances were dirty, and the bath area did not have what we needed, and both of us had problems with the tub. The bathtub area was not safe, there were no bars to hang on to get in and out, the floor was very slippery. The second day the staff did not leave regular coffee, we called the front desk to report this and were told that they would deliver but none came. Also, the room key was cancelled, and the Wi-Fi had issues. Lastly, hotel entry was not feasible for people with disabilities with no alternant entreis.

Good
Positives:
The hotel is very clean. The parking is a bit confusing at first, but there is plenty of parking on all sides. Two or three main entry doors, all with key card access. Room and bed was very comfortable. They have taken over and remodeled an older hotel and have done it very well. This hotel is down town, and easy to reach anything in Warrenton.
Negatives:
There was a few "stragglers", people who hang out around the outside of the hotel. They did not beg money; but this could be unsettling to some visitors. We did not contact the management as it was no bother to us, but I did mention it upon checking out. They asked to be notified if we stay again as they are proactive in stopping this practice.

Positives:
The room was nice
Negatives:
When using Booking.com, I've learned that $100 usually gets me a lodging I'd be satisfied with. I spent a little over $100 for this stay, but I would value the hotel at about $70/night. As stated above, the room was very nice. But the overall appearance was unkempt. An outdoor pool had been filled with dirt, and now was filled with weeds. The layout was bad. But the greatest disappointment was the breakfast. It was one of the worse I've seen. I limit carbs, and there was nothing I could eat. The closest to something hot was instant oatmeal. I show a picture of the breakfast selection. The stay wasn't terrible, but was greatly overpriced at $100.

Exceptional
Positives:
The location. I was close to everywhere that I wanted to be. I used it for a place to sleep. Not the most comfortable, not the worst.
Negatives:
The sheets and bed cover were thin. The shower head was rusty. I wasn't expecting much and didn't get much.

Ok at best
Positives:
The price was decent.
Negatives:
Like most places in this price range, the rooms are outdated and need sprucing up. Plus, there are a lot of folks who actually live onsite.
